This three-storey structure was completed around 1900. The main building has a stone and concrete foundation; the framing is wood, and the outside walls are aluminum. The zoning is RR-64 per the City of Laval zoning bylaw (refer to the city for the use). The 80,222-square-foot property comprises an urban woodland along the Rivière des Mille-Îles, part of the land is in a 20–100-year floodplain zone, and it encompasses a shoreline protection strip. This property is clearly of historical interest, which should be highlighted. There is a one-of-a-kind opportunity for the City of Laval to prove its true value (in keeping with the Urban in Nature vision for 2035) by preserving this heritage building and its natural surroundings. It would be a way for the City to have a new window onto the Rivière des Mille-Îles.

Heritage Montréal Update – May 26, 2022

According to the information gathered, this building is located within the Sainte-Rose heritage territory and is subject to a Site Planning and Architectural Integration Program (PIIA). In addition, it will soon be included in the City of Laval’s heritage inventory, and will therefore be subject to by-law L-12507 concerning the demolition of buildings.
