Heritage Montréal Update

According to the information gathered, although the building appears to be poorly maintained, it is designated as a heritage property under the City of Laval’s Zoning By-law L-2000. It is also located within the Sainte-Rose heritage territory and is subject to a Site Planning and Architectural Integration Program (PIIA). In addition, it is listed in the City’s heritage inventory and therefore subject to By-law L-12507 concerning the demolition of buildings.

Since 2024, the house has been up for sale. It is described as a property requiring major renovations or demolition.

“The house retains nearly all of its original components, including its wood siding, ornamentation, and traditional doors and windows. The house is uninhabited and risks eventually disappearing from the landscape if no protective measures are taken.”

“The outstanding heritage value of this house lies in its age, architectural style, authenticity, and use. Built around 1890, the residence is representative of the American vernacular style. Many original components have been preserved, giving it an excellent level of authenticity. It is a former farmhouse that is still surrounded by its original outbuildings—an exceptional situation in a sector that has experienced intense urbanization over the past sixty years.”

This property clearly has historical value that deserves to be preserved. By conserving this heritage building—and if it were to become public property in the future—it could also provide a new access point to Olier-Payette Park, located behind the house.
